Typically jobs follow 4 clear stages with fees determined based on the scope of services provided at each stage. A stage report is provided at the completion of each stage for your records.

Stage 1: Sketch Design

This is primarily about working through brief development, options appraisals and feasibility studies to produce an initial sketch design to address your particular set of needs.

In addition we will advise on any additional consultants required and on your legal duties in terms of Planning, Building Control and Health and Safety.

Stage 2: Design Development

At this stage the approved Sketch design is developed in greater detail for pre-planning and planning. The planning application is prepared and submitted on your behalf for planning approval to the local authority.

This includes ensuring the developed scheme has implied compliance with regulations and is coordinated with other consultants to ensure buildability and deliverability in relation to the budget.

Stage 03 Tender

Following a grant of planning the scheme is then developed more technically and a set of construction drawings and specifications are produced in coordination with other consultants for costing by interested Contractors.

We will assist in the tender process and offer independent professional advice throughout.

Stage 04 construction

During construction stage as Architect’s we will carry out regular inspections for compliance both with the design documents and regulations and carry out thorough snagging on completion. We will provide any further information required by the contractor, review submittals for products and offer continued professional advice throughout on any variations, claims or matters arising.
